What is left for a home?

Use approximate numbers from your own budget. We subtract other spending, debt payments and savings before estimating what housing costs could fit.

Example income, rate and costs are made up for learning. They are not recommendations or a lender offer.

Housing budget assumptions

1. Money in, money out

Use monthly amounts. Count each bill once. Do not include rent if buying would replace it.

Use your household’s approximate pay after taxes.

Food, transport, childcare and other living costs.

Monthly bills, not the whole amount you owe.

Retirement, emergencies and other saving goals.

2. Your planned mortgage

Fixed-rate only. We do not check credit, eligibility or lender approval.

The part of the home price you pay yourself.

For 6.5%, type 6.5. Use the note rate, not APR.

30 years = 360 monthly payments.

Optional. 0 means use the money left in your budget.

3. Costs beyond the mortgage

Enter costs that apply. 0 leaves a cost out and can make the price estimate too high.

Yearly tax ÷ home value × 100.

Use an insurer’s yearly estimate. We divide by 12.

Check the listing or ask the association.

Ask the lender. This is not home insurance.

Your yearly repair budget ÷ home price × 100.

Power, water, gas, internet and other home bills.

Optional. A home can fit your monthly budget but need more cash than you have. Add available cash to check both. Blank means cash has not been checked; $0 means no cash is available.

Estimated closing costs ÷ price × 100.

Keep this separate from the money spent at closing.
